203k HUD Consultant
A HUD Consultant is considered the vital component to the 203(K) programs. His role is to prepare the rehabilitation exhibits that are acceptable to HUD and the lender. The Consultant evaluates the property and makes the required recommendations to bring the property to HUD’s Minimum Property Standards, along with any other client desired improvements.
Commercial – LPCA
The LPCA provides a flexible method to evaluate a commercial property (strip mall, apartment buildings, churches, office buildings) for purchase or lease. Obtain estimates for repairs, deferred maintenance, and the like before you sign.
Often referred to as a Form 92051 Compliance Inspection or fee inspection. The inspection is generally conducted for Lenders that are removing conditions from an FHA/ VA appraisal. FHA requires this inspection be performed by a Combination Building Inspector prior to closing on a loan. This applies to new construction and on re-sale homes.
